We will review your premises and advise you what may be required to ensure the building is compliant with your statutory obligations. We will also liaise with occupiers to ensure they are compliant.
We prepare service charge budgets to ensure all building expenditure is recovered in accordance with the Leases. This includes managing, reviewing and implementing cyclical maintenance contracts together with addressing reactive maintenance issues.
A complete service
- We will ensure compliance with Health & Safety and ensure that regular Risk Assessments, Fire Risk Assessments, Asbestos Surveys, Disability Surveys, Gas, Electrical and Lift inspections are in place.
- We can collect rent, service charge and insurance money on your behalf to be held in a separate client account and any funds due to you will be remitted in a timely fashion.
- We can arrange planned preventative maintenance surveys and organise work as required and in accordance with the service charge budget to ensure the building is in top condition.
- We can advise on and manage major refurbishment and replacement projects including common parts refurbishment, lift refurbishment and mechanical and electrical replacement.
In addition to our standard property management service, we will advise and recommend to you any opportunities we identify to maximise the value of your asset. This may include the modernising of a tired and dated building, the inclusion of a café or gym, an additional floor or extension for example.
